You should check how long Bayonne didn't do a re-evaluation for that matter and be prepared (depending on your neighborhood) to have doubled amount of taxes. 

Check Zillow rent, Craigslist, Rentometer, whatever just verify and comp out those rents.

I have gotten financing on a duplex that was going to owner occupied and had 2 active tenants.you just have to move in, I seem to recall within 30 days, but I haven't ever had anyone ever check in to see if we had moved in.Now for full disclosure, every time we have done an owner occupied loan, we have planned on and eventually moved in, and I would not commit fraud by taking out an owner occupied loan and never move in. 

Just because it's my first deal I'm obviously more intimidated and also feel like if I do the first deal wrong it will be harder to recover vs. if it was my 3rd or 4th deal and I have something to fall back to.Anyway, I'm actually interested in the market in Philly and was there a week ago to check out some properties, would love to hear more about what you do there.

Congrats on saving up so much and putting it in stocks, bonds and crypto but they don't generate monthly income.Take those funds and buy rental properties that pays you checks every month. 

I'll definitely check out the resources you mentioned but do you have any tips for discovering properties, I find this to be my weakest point.
