I went to the title company yesterday to close on some TIC commercial rental shares and the buyer backed out at the last minute.

Aside from traditional lender financing, I'd like to make sure I've explored options to put less money down than 20% and potentially find a better rate than at a local/commercial bank.  

I'm trying to come up with a 5 year plan on purchasing properties through any possible vehicles (loans, investors, etc).  

You always want to offer "help" or solutions..I know in many cases, if you have a vehicle that says " I BUY HOUSES" Plastered on it, potential sellers do not want it in their driveway.  

The goal one day is to get into large multifamily units and commercial properties.I'm currently working my way through the Bigger Pockets podcasts and reading as much as possible.  

My interest is in flipping multifamily, hotels and commercial properties.

We mostly specialize in residential flips and cash flow properties and looking to incorporate some commercial deals in the mix.
