We recently had to do repairs in the backyard of one property where the dog gnawed at the post for a pergola and knocked loose boards from the fence. 

If I consider cap ex and repair reserves, I'm pretty much breaking even every month (and arguably losing a little depending on how much one thinks should be budgeted for repairs/vacancy). 

While the property doesn’t need any repairs, I’d like to repaint the walls, get rid of the tube TVs, and other minor interior updates.I’d be able to take a month off of work about 7 months from now, which would be an ideal time to buy it.

The house needs anywhere from $40-50k in repairs and upgrades.

You could consider a personal loan or HELOC to pay for the repairs in the short term and when you are forced to refinance you can wrap it up.

Lots of investors, especially out of state investors, buy here because of the siren song of high returns only to never actually see those returns because of non-paying tenants, continuous repairs and vacancies.
