@Teri Husak The beauty about looking for a CPA (unlike a deal finder) is you can just ask other investors :). 

This purchase was a result of a multi-family unit I flipped and then did a 1031 exchange into this beauty.

man, those cabinets look dated. sure you could buy some wood putty for 5 bucks, get a color match from the paint store for your cabinets, and do some touch ups...you could solve the problem for under 30 bucks if you can paint them yourself...but, I would replace the knobs, paint them a cream color, and change the counter top/sink, and tile a quick backsplash. if you're handy, your costs would be limited to the counter top and sink and tile, you could do most of this yourself. you could take the kitchen from what it is now, to a beautiful appealing spot, of course, it's a matter of budget. 

The economy there is perennially weak (unless you are right in Atlanta or Nashville or one of the other large cities).3.

It's a beautiful thing :)Depends entirely on your area - if the play is good schools get ready to pay up.

Plus, a lot of the non-gentrified neighborhoods are now places that are much further out, or lack good transit access, unlike Bed-Stuy, which is close-in, has good access, and has beautiful architecture that appeals to rich people.  

They also offer CNC cabinets which I've used a couple of times for lower priced flips, its a white shaker plywood box and MDF door, decent quality but looks beautiful, below are some pictures of a recent job with the cnc white shaker.
