Minor roof repairs are getting done, the exterior has been painted, the kitchen cabinets and granite countertops are on.  

All new windows, plumbing, electrical, roof, water heater, etc.A turn key operators definition of "fully rehabbed" or "newly renovated" tends to be slap some cheap carpet and paint and update a few fixtures and one mechanical item.

(this was my estimate with input from the realtor who apparently does demo on the side)- All new flooring (combination of carpet, laminate, vinyl)- All new interior doors and hardware (6 panel hollow)- New (matching) light fixtures- Most or all new interior trim- New counter tops with modification to remove partial wall and add breakfast bar to open space between kitchen and dining room- Refinish existing cabinets- New bathroom fixtures (vanity, sink, toilet, tub) in both bathrooms- Likely sub-floor repair due to the significant amount of pet damageThe major areas that I didn't look closely at (because of the pile of junk in the way) but would certainly need to if I was considering this include the mechanicals (AC compressor appeared original), septic system, well, a closer look at the roof, and a closer look at the deck. 

We're so excited to find that second one and have been patient enough for the price to have dropped over time to finally get it for what we want.Both front and back porch need to be redone, garage and home roof redone, outlets changed to three-prong from 2-prong and painting.

An example would be the signs you see posted advertising the company doing roofing, painting, remodeling, etc. on a property. 

Going to call roofing to get an estimate, but can I go with no roof?

While I have made substantial improvements to the building (new roof, new plumbing, some new electric). 

That will send the cost of hard assets through the roof and kill the service industry. 

This is decent finishes, metal roof, granite, wood, custom tile shower with multiple heads, upgraded insulation, 16SEER HVAC (only needed 13SEER) etc...

Just the tub surround, the uprights for the roof, and a small roof gable.
