There is so much information out there and I’m feeling slightly overwhelmed.

There are markets such as where I am in Chattanooga TN where out of town investing is so big, there are plenty of vendors to make it easy.

There really isn't a commercial loan pre approval because it is so property based from my experience.  

It use to be Mount Vernon and Burlington had higher rents, but the demand is so great in Skagit that a lot of folks are looking to sedro for housing.

We are seeing more construction positions needed being that there is so much residential, commercial, and industrial development going on in the area, and it does not look like it will slow down any time soon.  

That being said the cashflow on this property is so good that to us it was a no brainer to keep it.

We definitely love the idea of using Cozy or similar app but didn't know if we should justify it with only 1 tenant to start.. but if it makes paying rent seamless for the tenant then it could be 100% worth it..COZY is so easy, free and simple to set up, I really think you'd be doing yourself a disservice by NOT doing it.

It makes it way easier to move fast when you know if somethings a deal or not.You have to move fast, when I make a decision to buy, I can do it based off of pictures and usually within 3 to 5 minutes after a couple of questions feel very comfortable putting a contract on a property.Using a software that does the bidding process for you for repair cost that only helps you know how much it will be, it also gives you ammo with the seller to lower the price.There is so much to tell you and I don’t want to make this post into a novel LOLFeel free to reach out to me if you want to jump on a call for five minutes with some questions.Best of luck!
