Do not sign the contract before those late payments are confirmed in writing after you have paid them by the mortgage servicer. 

I would manage it myself and I would straight up be honest with them that you are in fact the owner and have them sign a professional lease .

The 1 year occupancy is right on the Mortgage that you sign at closing for a primary residence. 

They agreed to sign on for another year lease, and asked about getting a dog. 

So simply having cameras is not illegal...recording a sign language conversation in.
