@Will Moses I would try and get a 3-4 unit building if you can.

You have to do real work to go out and find them and create them. 

I once bought some land that was not only in a flood zone, but also a flood way and was unbuildable.I stick to houses now and have a nice portfolio of rental houses that were acquired via tax lien auctions.
