NYC, LA, SF are some of those Cities.I would say that if you really want to supercharge your investment portfolio, then buy in incredibly stable to increasing markets where your unrealized gains can help you supercharge your portfolio.If you really cannot be open-minded to this strategy as many other can't, that's really a matter of being closed minded.Another issue I have is that just because you may have a property that has cash flow NOW does not mean it will ALWAYS and FOREVER have cash flow.I have know quite a bit of investors that lost their shirt once the Cash Flow dried up, especially in the financial crisis.

Hello Bigger pocketsBack in 2012 I bought a Duplex in a B or C neighborhoodI did very upscale renovationscentering around fancy kitchen and bath faucetsfloating vanities, water fall faucets, upscale lightinglaminate flooringadding stack washer and dryerand using design styled paint schemes suchas an accent wall.or under cabinet lighting.I was asked to report back after a year or two and here are my resultsout of my two properties that have the extra doo dadsI have had little problem collecting rent.

I recently debated removing it before the walls are painted, but decided to leave it.  8/10 homes in the neighborhood has left it alone.The daycare I used also has the same ceiling, they painted it and along with the walls, 8 ft ceiling, just seems like the acceptable style from that era home in California that we are used to..
