It makes it way easier to move fast when you know if somethings a deal or not.You have to move fast, when I make a decision to buy, I can do it based off of pictures and usually within 3 to 5 minutes after a couple of questions feel very comfortable putting a contract on a property.Using a software that does the bidding process for you for repair cost that only helps you know how much it will be, it also gives you ammo with the seller to lower the price.There is so much to tell you and I don’t want to make this post into a novel LOLFeel free to reach out to me if you want to jump on a call for five minutes with some questions.Best of luck!

Hubby was there and plumber kept talking to him saying "it is so easy.

However, he probably doesn’t want you to know what this “fee” is, so he’s reluctant to show you the original purchase agreement.

The reason everyone is so negative is because tenants who do this usually are "collection proof" meaning they have no assets to seize, work for cash, never buy property on credit, etc.

If its high I would pay that first since cash is so cheap to borrow right now, if they are low I would use the 50K to purchase more properties.

And how desperate the seller is.

But I agree with @Evan Polaski - the market is so hot in most places that anything that needs that little work gets snatched up quickly and the opposite end of the market needs a LOT of work.

When talking with the lawyer today he was also surprised that the U.E. is so wide.

Now "this data stuff" im guessing  you are "old-school " and "still get the newspaper delivered because you like how it feels in your hands" or rather call than email or text "because is so much personal" ?
