I would encourage you to do some searching and see if you can find a lender that does SBA loans and just talk to them about what you’re trying to do and they can guide you/educate you on what products they have.

To quote myself "I'd also be interested in reading if, if you're willing to share — seeing an example of things that might appear in a contract would be helpful to me :)" — that is not an "expectation that everyone help me" as you so claim, it's a simple and polite request which you could have politely declined or even just ignored, no need to be rude about it.

Have the workmen start with that unit (where you sleep) (and all other non-rented units), then when it's almost done move out and put a renter in and move to another un-rented unit.That way you have  local base of operations and can manage the rehab as well as manage and hire a manager and maintenance for the place, while managing the (one you know better) back home by phone.If you can turn a "Down Unit" into production with a renter living in it, in 20 days, consider yourself to have a good team (unless product shortages are an issue, or permits take forever there.

You need to organically build these relationships.The desire to have a lender for the downpayment is mentioned a lot because active investors are looking for this sort of product, and the reason there are not companies offering it is because of the amount of risk involved in doing this type of loan, especially in the current economic climate.I just want to explain from a lender's standpoint why this might be above a lender's risk tolerance, so you can possibly find another alternative.
