Not sure if it is state or federal, but if a turn down decision is made based on info in the credit report, landlords are required to declare that (but not what the specific reason is, there is a standard form that can be used) and give them the info to contact the credit bureaus themselves.We have no evictions as a stated criteria, but applicants don't always realize that there past poor behavior went far enough in the court system to be on the credit report.

With our system you don't accept and reject each payment, however you do have settings to block certain payments from being submitted.In the event of an eviction we also have a Payment Status setting in each property where you can set the field to Blocked and that will block the property from accepting any payments.

The house meter is for consumption not specific to the individual units...such as exterior lights, power to the washer and dryer, sprinkler system, outside hosebib etc...If existing water lines are behind walls, under slab, it is going to be impossible.Also, if you separate electric but not water, and your water heater is electric, make sure you are not supplying hot water to unit B on a branch of a line powered by unit A's electric.
