One of the biggest things now is fast internet and wifi.

This can include many things depending on what you are starting with and what type of tenant you are marketing the community to.The basic goal in most cases is to make those improvements that will attract a resident with a higher income so they can afford the rent increases you need to make.The quality of the streets may or may not be an issue.Amenities are always an issue but they need to be matched to the type of residents you want to attract and to the geographic location.Taking control of, and improving, internet and cable services.

Don't get me wrong, there are internet scams around these self showing set ups, but so far we have put steps in place that have reduced that risk as well.

While I don't think you were going this route, but Dwell magazine used to advertise prefab homes that cost just as much as a traditional property.  

State Farm, where we started, won't write new Dwelling and Fire policies.
