If other CPA's and tax professionals would like to chime in on their insights on items I don't mention or if something seems inaccurate, please feel free to comment so I can also learn more about this.

Overall I feel like I’m covered with I have here unless I’m missing something.

@Stephen Neto Drug use, tenants moving people in and out, paying rent when they feel like it, etc.. are all hallmarks of owning rentals in low income areas.

@Brandon RibeiroI feel when you are making any investment it is very risky if you are using all of your cash savings.

Once I know someone and feel comfortable with them then I am fine and can talk about anything. 

The lender also mentioned a renovation loan to me but I did not feel like this would be a good buy.
