I would just encourage you not to feel like you need to learn everything as there is too much to learn at once and it can easily be overwhelming.

I'd encourage you to focus not on the cost, but on what you net out of a transaction.  

I sold my first retail grocery store 1.65 But encouraged get this ccim to attract buyers may you mention the school.

I'm not in your area, but as far as Bigger Pockets goes I'd encourage you to read through their Ultimate Beginner's Guide and to set up keyword alerts for your area and interests so that you can see what's happening in the forums.

Hopefully this can be in some way encouraging to those who haven't started or are at the same place as myself, and maybe a vicarious reminder to the seasoned  veterans.Thanks,James

Granted, I dont have any experience in Raleigh, but I would definitely encourage looking outside of your immediate market if you are having a hard time finding deals.

Appreciate the words of encouragement.

I would encourage you to rethink not investing where you live.
