I am sure I can get this price as a duplex down the street in worse condition/lower rents just closed for right at 210K.I want to do a 1031 and put the 100k down payment into a 4-500K property (financed) which should get me 2-3X better cash flow.The numbers makes sense.

hi katelyn. boy, i wish i had an answer for you on this one. i have the same issue here in buffalo, ny. there is a house on the next street from me that has been vacant since 2010, and still no foreclosure on it. the bank, as you said, will not even talk to you. why does it take so long to foreclose on a house in new york????

Raised in a foster home because my mother, a single parent, unable to raise me in a normal family atmosphere, she paid $7.00 week for my room and board, I got a job selling newspaper in Baltimore on a corner at 33rd and Greenmount and rode the street car with the Sun Papers under one arm and the News American under the other at age13, by the time I got home with the little change I made jingling in my pockets, my arms were black from the printers ink.But I was happy.
