Like with everything in life, the basics (such as the fact that flips do not generate capital gains) should come before exploring advanced topics (like OZ).

Move if you have to in order to get promoted, geoarbitrage, save more, invest, automate, cut spending to only what adds value to your life, invest the rest.  

That much money would change my life, allow me to possibly attend one of those courses where "for an additional amount of money" they help set up your LLC and give you access to their stream of lenders, etc.

If your goal is to market yourself to potential clients, then share inspirational success stories (i.e. how did you drastically improve a client's life?).

Listen to RE podcasts of investors who have similar life situations For us, this started with listening to BiggerPockets podcast episodes of other husband/wife teams or investors who had similar life situations.
