But once in a while a major bill occurs like a new air conditioner, roof, or a ugly and lengthly eviction.Also realize the rent you charge is the factor you have the least control of.

Look at the details, how big is the lot, how old is the house, what are the finishes on floors, cabinets, countertops, appliances, does the house have air conditioning (many don't).

I will keep your advice fresh in my mind when negotiating comes around.

Great carpet, new heat, air, windows, even was newly painted, this home is nice.

Regardless, it is not something of which a fresh-faced real estate investor would be aware {unless s/he has a background in corporate finance}.
