Between mortgage forbearance, low interest rates and government stimulus, this economy (housing included) has benefited from artificial stimulus.

But the government came in several years ago and built very nice low income housing units near downtown, but that hasn't seemed to help either.

Businesses are reopening and more people are venturing outside as governments lift stay-at-home restrictions.

I used to live in the unit before I rented it out to the current tenant who has been living in the unit for little over an year.While vetting this tenant I found this tenant works in a niche sector and felt he would be a great long term tenant so ok I offered him a below market rent the first year.For the second year when I raised the rent by offering him a lease, he came back the very next day with couple of things he said he is looking for another job out of state and his tenancy will be contingent upon him not getting an offer out of state so he will prefer month to month until he gets do form of a confirmation, so far so good but what startled me the most was he mentioned that there are mice in the apartment and I was in utter disbelief and asked him if he has actually seen them?

I view ownership of physical gold and silver as insurance against a catastrophic failure of government-- Just like a supply of canned foods are insurance against failure of the food supply chain.

It's also super stable from all the government opportunities. 

I know every state is different, so you have to judge based on your local court system and government.   

The ones who are not, don't care what the government tells them to do. 

You might get a much lower rate and then you could possibly defer the owed money to the end of the loanI am assuming that cares act and government will step in and force them too.

If it is government funded I would do additional research.
