Once you start stacking more and more property loans into your personal name, it can bleed into your personal credit worthiness.This bit me in the butt when I wanted to refinance my own house when rates were in the 2% range.  

I have owned houses in 'floodzones' that would never flood except in a once in a lifetime situation.

The neat thing with TDR is that, after you've sold off the residential development rights, you still own the land and get to use it in all the same ways as before, except that you can no longer build houses on it.
