Here are the items that bit us:Retaining wall, which we built ourselves, even doing it ourselves it still cost us $2,500.Replacing old fuse panel with modern breaker box - $3,000.

I prefer SFH, however this deal checked off alot of boxes and I was willing to take the $105k risk for this 2% rare deal as I could make that money back in the years to come if I busted balls. 

Maybe I should attach the Notice to Cease at the same time though.The Unconscionable Clause is always the mystery.

They basically stripped it down to the studs and this was just a small arc in a junction box in the attic that burned a ceiling rafter.

There is a "rehab" box that you can add the value that will get your property to the ARV.  

In my experience, 1% deals usually don't work for us or our investors, and often don't qualify for a commercial lender who uses cash flow as a part of their approval criteria (which is a bad sign about the property's performance).I could go on forever, but hopefully that checks certain boxes for you!
