We have a 5 bed 3 ba, that we can enclose a room (without it being weird floorplan-wise) and enclose the garage for a 7th br (unpermitted that we'd remove if required if we sold).

Hopefully, even likely, you will NEVER need the LLC because you will not get sued and loose. 

If you ask the manager to justify a fee and he starts hemming and hawing, move on or require them to remove the fee.

My general advice to people just starting out is to remove as much complication as possible from your first deal to start learning.

$7 trillion in stimulus, loose monetary policy, going to war in Ukraine, tariffs, limited drilling, and 5-10 million fewer workers (limited immigration for 1.5 years, mass early retirement during the pandemic, added deaths, millions more on disability with long covid or claims of it). 

Has anyone had experience with houses that had oil tank removed?

Worked to remove non paying tenants and then spent 6 months renovating property.

Yield maintenance in many cases can be negotiated but not altogether removed.

Lawncare and/or snow removal?
