Timing is important, season to sell and carrying costs.Some were done as owwer occupied, depends on repairs and update needed, coordination and work hours need to be solved, not a great way for anything major, necessary if the family can't move.I'd say to this is not so much a real GC type deal as a couple good and reliable guys, they can always get more help as needed.

Has anyone come across a small bank or credit union that does < 6 months of seasoning period with 70%-80% LTV of the appraised value given that you bought the property with cash and rehabbed it for < 6 month?
