DSCR right now is going to have better rates and lower cost right now.  

Does it make sense to cheap out over the few thousand dollars it will cost to go through a proper escrow and title process?

Does the cost cover all portions or are there "upsales" where more "services" are provided?

@Matthew Drouin Are you aware of the tax benefits and cash flow opportunities with 179D and the use of Green Zip Tape as well as cost segregation on this build-out?

I think the ability for the lower cost places in the midwest to 'cash flow' has been way, way overstated.If you know a market well though, that's definitely an advantage.

The cost of living is probably 1/10 that if NYC too.
