I've noticed lately that guests eat up that "modern" feel that some newer homes have.

At the end of the day, if you've done quality work then it's the buyer that's going to eat the fees if all of these inspections are needless.  

If you go solo, then you get to eat all the cake.

I had not been financially driven until recently, just being happy with making decent money and living with the Jones's (living in luxury apartment, buying a nice car, eating out a lot, partying every weekend).

To me, monthly payments eat away at my personal "cash flow" from my paycheck.

Minimum fees will eat you up. 

And if it takes a while to sell you'll also be paying taxes on an empty house, which will eat into your profits (especially in NYS!).

HOA will likely eat up the tiny returns.

The kids will eat.
