I wake up everyday with a stomach ache just thinking about all this. 

If your goals are for cash flow, then California is not the place to invest.In addition, start a practice of analyzing deals everyday.

I also had them agree to a late fee clause  in a addendum of the contract for everyday that goes after the deadline as well a stating they could be fired for failure to completing the job.

Talking to motivated sellers everyday so I know a deal is bound to come.

Every day same routine , get up before sunrise ... long commute  ... labor for 8 hrs ... come home and get ready for the next day ... some days are harder than others .

I get postcards every day on my 10 rentals and everyone in my family (me, wife and kids) gets calls every week.

But even with that, discounted deals are still happening everyday here.Without knowing much, if you are making calls everyday, setting appointments on a regular basis, and contracts are still not getting signed, a few issues come to my mind as the possibilities.- Sales skills may need to be improved.

ON our east coast closings that are all cash.. we get docs e mailed  print them  closer includes FED ex label.. before Covid when my staff was in my office one has a notary so they notarize in house.. then I have a fed ex main office within 2 minutes of us almost next to where we pick up our mail every day so its a routine  pick up mail  go to fed ex to drop off closing packages going to one of the 12 states we maybe funding in. 

However, I know myself and the effort that I put into my everyday work.
