I cannot think of a single area in town where there isn't significant demand for rentals.I'm local so if you want some specific advice or help please reach out, I'm happy to help.Unpermitted additions often are not an issue if the construction is done properly. 

If you want to make it work though, my first instinct is to make it a central hub for your town (I don't know if this is possible given the location) by reaching out to your local farmer's market, church, local craft Facebook groups, etc.

@Nate Stitchell it is more of an "order of operation" game than anything.

If you're going to manage long term, you're going to have to reach the point where you can be firm with your tenants, whether you're the Landlord or the Property Manager. 

I have a son who is very active in sports sometimes my job gets in the way of making it to his games, which frustrates me.

I usually just read but I feel it's time for me to reach out,  I currently run an Amazon business full time and while it is successful it still feels like a glorified high paying job.
