We want to perfect our processes, streamline our operation and outsource where it makes sense to free us up to plan and strategize.

I just don't want one that is failing at it to be in one of my properties.Basically, I think you handled it perfectly.

Do whatever you find best for you, we sub contract and divide labor as well as to outsource completely a project, I don't think there is a perfect way or a better way to manage contractors and sub contractors, what we do is that we make sure we have written contracts with all of them to make sure the scope of work is clearly defined. 

There is nothing to say that you wont strike gold and find the perfect tenant who pays enough to cover the mortgage, but it is much easier (especially if you don't mind college students) to charge a premium rent that cash flows hundreds of dollars into your pocket every month if you find a property within the city limits.

Helping others find their perfect home or investment makes me feel so overwhelmed with all the opportunities I'm missing out.  

I am guessing though that since you went to the trouble of getting both your GC and RE license it puts you in the perfect position to do your flipping and investment business.

We spoke to 13 contractors and finally found one who seemed to be perfect.

Drywall is not very fast to dry out, so it may be acting like a sponge (holding on to the moisture) and creating a perfect place for mold to grow.  

You don’t have to be perfect in all of them in order to become wealthy.

A lot of the homes that are completely gone are still barren with some where the land is put up for sale.For homes that were damaged, they ended up demolishing it rather than repairing due to structural integrity being compromised.
