I lost the real deal the night before but used that as a lesson in having a sense of urgency and the power of cash buying.

I could have a 0% occ at $3000 a night and 100% at $1 a night. 20% is no standard.

Also when you say C class has better returns than B or A that's only on blue sky proforma's you wont know until you buy one of each and keep them for 5 years then compare.. and its all about IRR not first months cash flow.does you no good to buy C class that when you go to sell it its all beat up and you have to spend multi thousands updating it and it never went up in value.. you will actually lose money.. 

Im on the lower end for sure, especially in Albany but student housing prices are sky rocketing to over 250k.

There's no reason to wait a month or longer.Some tenants will pack their bags and move out in the middle of the night without any communication.

Out-of-state investor interested in hearing what the local folks think will be the effect of development on the North Strip - Resorts World  and the Drew come most immediately to mind - on nearby high rise condos (Allure, Sky, Turnberry) over the next 2-3 years.
