My first deal didn't go nearly as well as expected, so I still have quite a bit of my own personal funds in the deal as well as outstanding balance on a business credit card I set up when I formed the LLC.

If you don't go too far south of Highway 90, the neighborhoods are fairly similar to Leon Valley, just with a higher concentration of rentals and more 20 year old subdivisions.

Even a purchase in 2008 (the worst time to purchase since at least 1984) would look like an outstanding purchase today and have huge positive cash flow.

There was a buyer for the property earlier, despite all its issues, at $40k over outstanding loan costs.)However, I obviously would like to figure out how to work out a discount with the bank on the first lien, even if I control a junior position in the property.This is a non-judicial foreclosure state, but this lien is being foreclosed judicially with no redemption period.
