So, it is becoming more routine to flip one of these.

There was nothing fancy to it.

However, I'd be more concerned about the potential of increase in sewer cost, since I'm the kind of landlord that will do routine maintenance and be on it to avoid the larger cost.  

Also the units are safe, clean and affordable, but definitely not anything fancy. 

That fancy stuff doesn't make me happy, but if I'm constantly exposed to it, I want it.  

Even if you came up with something super fancy you'll have to update it next year when the guys in power of taxing change the tax laws.

At least the one's I connect with routinely they have never told me they were intimidated or belittled.

Unless you get into fancy stuff and many rentals (3+) you should be able to handle it with TTax Premier edition.Even with a CPA you still need to know to ask the right questions, provide the correct information, and "guide" them into helping you with the taxes (and counting all possible deductions in the right way).

@Matt Honeyford I would love to discuss my strategy with you. i mean it a simple BRRR strategy really, nothing too fancy.
