As long as they had a means of heating their home to acceptable temperatures And you fixed the problem within as reasonable time period according to state law then I do not see that you would be required to pay anything towards it legally.

Banks look at your financials to assess the risk of the person they are lending to and if you show that you know how to use debt smartly they will love to lend you more especially when you can show them via documentation that your able to produce potential cash flow and 45k of proceeds with out even using one dime of your own money.

Most people who cry about when things go wrong down the road, just don't pay attention when they sign documents that create financial obligations when, it doesn't matter how many pages of fine print they put in front of you, you really need to know what you are signing.Item 1.
