I have never seen walls painted this thickly.The kitchen cabinets have also been painted so thick (so many times) that the doors were pinching and scraping the paint near the hinges.The entire place was done in either satin or semi-gloss kitchen/bath type paint.

I am not too keen at purchasing at the current market price as I believe its nearly topped out, however looking at bigger picture, I would be owning it at the half way mark between the bottom of what we bought at and the current market now.Condo was bought at 366, value is probably in the high 400s now, perhaps higher.

A single offer at your asking price isn't nearly as convincing that the "market is willing to pay" as compared to 6 or 8 or 10 offers/interested parties.Definitely create a list of your upgrades along with the cost (assuming the cost is high enough to bridge the gap between the dated comps and your sale price) - photos don't really matter.
