Over the years, I have found that if you have a clear data model (ideally 'implemented' in MySQL for instance) your success rate(s) for all other functions (UI, processing functions, interfaces, etc.) goes up dramatically.

But we want to buy a house under market value, so we can build some sweat equity  while living in our home.We've found a great 4bed 2.5 ba house in our area that's priced at 177k, and comps in the area are selling from the low to mid 200's.

Duplexes I think will appreciate at a higher rate (probably why the prices are higher compared to the 3 and 4's in our market).
