I mowed their lawns , plowed their snow ,shovelled their sidewalks , and plowed their gardens for 20 minutes of their time in really a Q&A sessions almost weekly .

I also need to contact the city and make sure there are no outstanding fines for not mowing lawn, etc.

I do ask my lawn company to put out ant killer if needed.

Any office supplies, lawn service, attorney fees (when you evict someone), etc?

HOA provides the lawn maintenance for the front lawn and I include lawn care for the back in my rent price. 

If a vacation/second home has a well manicured lawn or landscaping I'm guessing they aren't too motivated to sell.  

It doesn't matter if they don't mow the lawn, unless it's in the contract they signed that they have to.

Below are the average utilities I see every month:- Water/Sewer: $180- Trash (dumpster): $115- Gas: $190- Electric (common area and outdoor lights): $50- Snow Removal: $350/year- Lawn Care: I do this myself so I'm not sure I hope this helps!

Right Rob, when my units were empty the only consumption was from the lawn.
