Thanks for the replies…I have debated doing this so many times…I feel it is the way of the future and that cable companies will eventually phase out…most people that I have talked to that have cut the cable, they all end up going back :-/

ARV is $120k, I told him he could probably get $65k, but I wouldn't be a player at anything over $55k.I should take pictures, the SFH had not been trashed out yet, uggghh it was disgusting, but it seemed very solid and the kitchen was not to bad.Nothing better than having a good realtor who knows I'm a straight shooter who pays cash.

Now instead of having 10k to work with you would now have 30k (minus uncle sam's cut ofcourse) but to do all of this in say 3 months from start to finish your would turn that 10k into 100k really fast.
