It needs a major rehab to get all 6 units ready to be occupied. 

My city also has 2 Transit Oriented Development sites (where the passenger train will stop), which is where the majority of the 3 and 4 story apartments are being built (within say3/4 -1 mile away.)  

Maybe it's the market, maybe you're in it too deep or maybe there's something major like code issues you missed.

Fortunately, no real major family health issues but it's worked well for us. 

A lot of the major cities here are competitive, but most across the country are.

You need to run a capex budget to determine how much to save for major repairs.

I think a house would be far outside his reach bc he'd have to do major Reno, which he doesn't have the cash for.

Definitely do the roof and other items to prevent any major repairs and make sure you factor that into your numbers.
