Are there times within a real estate transaction where one might benefit from using non-collateralized personal loans for working capital or is it more of a hindrance than a beneficial tool?

A lot of people say to avoid the syndication because you can't utilize the depreciation losses, but the fact is, 90%+ of our investors can't take advantage of the depreciation loss due to them having a regular W2. 

I already have 7 rentals with 3 being section 8 in these areas.I’m looking to buy rent ready SFH’s with the down payment coming from private investors.
