Have you gone to local real estate events?

It was an operating STR already and it was doing well but them's the breaks.Inventory isn't real high along the coast there but there are some places.

I currently work as a Construction Manager/GC in NYC but have found myself increasingly interested in real estate.

Full disclosure—I run a competing service to PropStream, but I’ve also been in wholesaling and real estate investing for about a decade now.I have done every form of marketing, direct mail, PPC, PPL, cold calling, SEO, SMS blasting when it was legal, D4D, knocking on doors, everything. 

An LLC will protect you from contract issues which aren't a real problem but if you don't maintain your property, then you are on the hook for possible lawsuits due to injuries resulting from lack of maintenance.The best thing you can do is stay on top of maintenance.
