There are way too many people out there doing scams all the time.

You all gave me great info to to consider.

I don't doubt that at $1MM you might not even make to to break even cash flow in West LA. 

It's really brought some obvious, important points I wasn't giving time to to the forefront. 

@Drew Cameron,  Almost every time there's a huge upfront fee for things like this it's a scam.  

If you have a roof that needs to be repaired, you can try and do that or if a replacement is deemed to to be the fix you need to do that.  

As an example, if my home owner was "john smith" the Nigerian scammer would snag "johnsmith at yahoo.com"The scam was that "john smith" was currently working as a missionary in Nigeria. 

Because I am at my early stages I am looking for ways to to connect with local investors in my area so I can start taking in as much information as possible.
