it would be kind of pointless to replace the roof without doing that first.

I was thinking of  using the $3000 deposit collected by escrow at closing to fund that if necessary and use the deposit as kind of a cash for keys strategy.. saying i'll pay your deposit back the day after I inspect and it's all clean, etc.   

I have not really found any kind of commercial list provider for this so I am doing it manually by getting lists from yellow pages/chamber of commerce/associations.

Is there any other software out there that is a little more user-friendly , as Ive been in contact with Podio and having a hard time as there is no direct phone contact for tech support.

Septic is not ideal but the lots look plenty big to support it, you just need to make sure that the land perks.

I don't think a subject to kind of house would work for my gameplan because of that reason as well, the large sum of cash for the investment.

@Kimberly M. with those kind of rental numbers I don't think you should stress about a roof with 7 years of life left on it.
