But sometimes they'd change it to a code that nobody could access: guests would get locked out, we'd get calls at 11PM, and we'd have to cut the lockbox and replace it....a pain in general.

You should focus on having at least 20 to 30% equity in the deal when you buy it so if it isn't for you, you can exit without too much pain.
