Quite frankly, I am sick and tired of paying rent and have finally decided to put my feet to the fire and purchase my first property.

That being said, where people tend to run into trouble (myself included) is when their business plan wouldn't hold up to a wet slap from a tired 5 year old.  

Luckily I’m passionate about real estate, otherwise I would have bought a turn-key single family like the majority of home buyers and settled in.The long tiring days/nights will definitely be worth it in the long run, but like you mentioned, lessening the load is important.

., when the seller's agent gets the offer, and sees it is from my agent, he/she knows (or will know, once they ask their in-house agents) that my agent is no BS and doesn't work with dreamers or tire-kickers.

The seller is old, tired, has ****** tenants, therefore is giving me a good deal!

Enough with the tiny trucks , Get a MANS truck , a fully dressed out 1 ton   Diesel with dual rear wheels , 4x4 , winch on the front and a lift kit with tall tires .

I was tired of fixing them, so tried no washer and dryer supplied.

It turns them into tire kickers.

You can still build rapport via phone, driving to meet every potential seller would be tiring and likely a waste of time in my opinion.

From what I gather she is getting really tired of the high cost of up-keep on the property too.
