However, you may find it difficult to qualify as a real estate professional with a full time W-2 job...unless your spouse is an RE professional...or you have equity ownership in your W-2 job and it is involved in a real property trade or business.If this is anything more than a hypothetical I encourage you to discuss with your CPA/EA.

Agree with @Michael Plaks1245 property associated with a residential rental trade or business can be S179ed unless otherwise excluded by the provisions of Sec 179.It should be noted that the only 1250 property allowed under Sec 179 is nonresidential in nature.

@Darius HowellI’m not sure I understand your cap rate argument completely but I imagine like most sellers he wants at least what market is selling for.The first thing I would do is call a commercial broker in your area and see what similar assets in a mile to 3 mile radius have traded for in last 6 months.That’s your base.Now figure out what cap rate the property could be at after stabilization.
