Hi All,I'm considering purchasing a 3000sqft townhome  to BRRRR that currently has window unit A/C and radiator boiler system for heat.

You are probably asking this question b/c you think FHA's 3.5% down purchase translates into being able to do a cash out refinance that leaves only 3.5% equity in the property.

Besides the obvious "Introduction to Real Estate" video series, does anyone have a path they followed on educating themselves before making their first purchase?

Is there a particular LVP you'd recommend for this type property - probably a C grade & student housing?

I purchased a single family home in 2016 in the Sacramento with my VA loan, before purchasing our first home I did not know much about real estate and investing, I began reading real estate and investment books and found biggerpockets, I'd listen to the podcasts, watch every video they'd put out on YouTube and I read every book that biggerpockets had put out at the time.

We had a tenant not pay rent since last April 2020 due to moratorium in a C class property, recently evicted.

I also understand ACV in regards to items like for example: Tree falls on 7.5 year old A/C compressor.
