I've found that at local banks you can finance/refinance properties held by an LLC.

I will mention the quality, particularly the finish, does not appear to be quite as robust as Diamond through Lowes, but has held up well.  

There shouldn't be any issue refinancing with your properties held by an LLC. 

Anecdotally, we managed to rent a 3/2 in downtown for $2,200 that realistically I thought the fair rental value was around $2,000 or so, but we held strong on the ask.

If it does then that might be a good reason to holdI held onto my condo in socal when everyone told me to unload it.

First of all, it is important to understand that there will be a difference in getting a mortgage for a property held as an investment property, and a property as a "second home."

This will force the tenants to work out the security deposit between them.Also recommend a "MoveOut Inspection" so you don't have problems later with tenant staying, claiming tenant leaving should be held liable for damages.
