I would respectfully disagree that San Diego or really anywhere in California is a good investment environment.

Paying cash has given me a great deal of peace of mind considering this was the beginning of covid.

That would bring peace back into the neighborhood.  

In our current environment I would expect people to be more homebound, and I would expect the people you are hiring to be respectful of safety protocol.

I had no specific goals or plan though, and instead stayed in a toxic work environment for the bulk of the great recession, and ultimately left disillusioned and burnt out. 

Especially considering the current eviction environment. 

From cash flow alone, you are getting between 3-6% on your properties, which in this environment is much better than you'll get if you park the cash in a savings account.

Also, when you meet, if you want stuff documented you can send a follow up email saying "thanks for meeting, per our discussion, we agreed to x and x and x by y date"Tell your landlord you have a lot going on as you are sure they do as well so having emails is for your sanity (even if it so you can track what he is doing and not doing) and peace of mind.I think worse case scenario if you have a strong case you should be able to break the lease contract and move out.
