It wasn't actually late, I just got bought the house at the end of February and there was a mix-up as to where March rent was supposed to go.Also, this happened in March, and in April, the tenant paid $600 and $400 (correct total), and the "pre-paid" rent carried through...Thanks again,Rob

You did such a fine job, I wouldn't know where to add any value to what you've already contributed.The only thing I would say, is the original post is a great example of overcomplicating the basic concept, mixing good, bad and ugly in the original question list, and having just enough knowledge about the topic to be dangerous.
