the title companies want spousal signatures on selling deeds in the absence of a pre-nup, recorded or otherwise.Community property states, largely in the west have a whole different set of rules/regs.17 states have deeds with "Tenants by the Entireties" which applies only to married couples.

Don't mean to rain on the parade, but start reading here to learn instead of wild west investors out there.My comment based on the assumption of you wanting to do that yourself.Now, you can hand money over to a broker who can do modifications for you, but it won't carry the higher yields that can be had in the note business.
