@Dan Forguson It just takes one tenant overloading even a nice used washing machine and burning it out to realize you do not want to bear the responibility of maintaining a washer.

I know the thread is about getting rid of this property but to the contrary of what you said regarding lenders won't refinance it, its not that lenders or brokers wont want to lend on it persay but rather they dont want a charge back if you intend to sell the property asap.If you were to "keep," it as a rental and refinance to rent you could technically refinance it.However, out of respect to your lender or broker you may want to keep the loan till the early payoff period or EPO is past so your lender does not get charged back unless you want to burn the bridges so to speak.

Because I was burned early on by a couple tenants that paid the prorated rent for a few days worth and then they couldn't afford the full month of rent on the 1st.

If you don’t meet the criteria and give me $20, you may as well have burned it as I discriminate on my own bias.“ Then possibly even proceed to thank them for everyone’s time being wasted.BTW your tenants should never be chosen based on “how you feel” or a made up screening process.You need to look at the LL laws in your state, not all applicants were born yesterday.
